Former Mosler, Inc. Facility

For this 120-year old heavy industrial facility that had laid idle, SRW provided Phase I and Phase II property assessments, risk assessments, mitigated risks to human exposures and the environment through the use of engineering and institutional controls, prepared and negotiated the Operation & Maintenance agreement with OEPA, issued the No Further Action letter, and obtained a Covenant Not-To-Sue for the site. Site environmental issues included asbestos, plating, solvent degreasing, USTs, ASTs, transformers, waste storage areas, soil contamination by lead, chlorinated solvents, and petroleum compounds. SRW acted as a liaison with Ohio EPA and the City of Hamilton to obtain a $80,000 Water Pollution Control Loan Fund (the first obtained in the state). For this project, SRW and other SRW personnel continued COVENANT-NOT-TO-SUE was obtained to redevelop the property. As such, SRW brought the buyer to the table, to work with the City, the prospective purchaser and owner to get the job done. The original Mosler Safe property was purchased by the owner for $500 and sold for $3.3 million.
